Ready to sell your rental? Start with a clear plan.
Compare how repairs, timing, and selling costs could affect what you walk away with.

What the evaluation helps you see
We meet in person or online, go over your property and goals, and compare the ways you could sell.
What each option could leave you with
Estimated proceeds for each way of selling you're considering, after selling costs.
Whether the work pays for itself
Which repairs or updates are likely to come back in the sale price, and which mostly cost you time and money.
What timing costs you
How selling now compares with selling later, including what it costs to hold the property while you wait.
How your rental setup affects the sale
Who is likely to buy, and how current rents and lease terms can factor into price and time to sell.
A higher sale price doesn't always leave you with more.
In this example, the full renovation sells for the most but leaves the owner with less than light updates, and takes twice as long.

Common questions
Do I have to list with Boyde Homes?
No. The free evaluation doesn't require a listing agreement. If you want help selling afterward, that's a separate conversation.
What should I have ready?
After you send your request, we'll email you a short list. It usually includes current photos of the property, rents, and recent expenses.
Is this an appraisal?
No. It's an estimate based on the information you share and recent sales, with the assumptions shown so you can see what drives each number. It isn't an appraisal or a guaranteed sale price.
What does the in-person evaluation add?
Tim walks the property with you for a closer look at condition, updates, and what buyers are likely to notice. We'll discuss the scope and fee before anything is scheduled. It isn't a home inspection.
Do you only work with rental properties?
No. If you're selling a home and wondering whether repairs are worth it, see Repairs Before Selling.
