Planning repairs before you sell? Find out which ones matter.
Compare selling as-is with selected updates, including what the work costs and how much time it adds.

What the evaluation helps you see
We meet in person or online, go over your home and goals, and compare selling as-is with the updates you're considering.
What each option could leave you with
Estimated proceeds for selling as-is and for each set of updates, after the work and selling costs.
Which updates are likely to pay off
Which projects tend to come back in the sale price, and which mostly cost you time and money.
What the extra time costs
How long the work could add before you list, and what it costs to hold the home in the meantime.
A higher sale price doesn't always leave you with more.
In this example, the full renovation sells for the most but leaves the owner with less than light updates, and takes twice as long.

How it works
Send your request
Your name, email, and the property address. That's all we need to start.
We set a time
We'll email you to schedule a meeting, in person or online, and let you know what to have ready.
We compare your options
We go over your property and goals and compare the ways you could sell, with the numbers in front of you.
You decide what's next
Take it from there on your own, ask for an in-person evaluation, or list with us. It's your call.
Questions
Do I have to make repairs before I sell?
No. Some homes are better sold as-is, others with targeted updates. The evaluation compares both so you can decide.
Do I have to list with Boyde Homes?
No. The free evaluation doesn't require a listing agreement. If you want help selling afterward, that's a separate conversation.
What should I have ready?
After you send your request, we'll email you a short list. It usually includes current photos and any recent work you've done.
Is this an appraisal?
No. It's an estimate based on the information you share and recent sales, with the assumptions shown so you can see what drives each number. It isn't an appraisal or a guaranteed sale price.
